Every element of the project is carefully planned to create a living environment that blends private and communal spaces while respecting the urban context.
The project was led by Mohammad Foyez Ullah, principal architect and co-founder of Volumezero Ltd. and Spacezero Ltd., and Morsheda Nasmeen, Chairman of Spacezero Ltd. Mr. Foyez Ullah has over three decades of experience in contemporary design and sustainable urban planning, shaping some of Dhaka’s most notable projects. Nasmeen contributes strategic leadership and a focus on trust, quality, and long-term client relationships. Their combined vision guided Mahbub Plus from concept to completion.
The core vision was to let Mahbub Plus emerge as an icon that is an amalgamation of timelessness, elegance, aesthetics, and deep personal emotions. “Our presence in the vibrant neighbourhood of Gulshan has always inspired us to enliven it,” Mr. Foyez Ullah explains. The building is designed to stand as a symbol of modern urban living while harmonizing with its surroundings. Situated between commercial and residential areas, Mahbub Plus responds to its transitional context through thoughtful architecture.
This building serves as the gateway to an elevated living that opens up to the commercially significant skyline of Gulshan.
The design incorporates a south-west courtyard that acts as the pivot for internal spaces and connects the building naturally to the urban fabric.
Horizontality in the building’s form, staggered verandas, and double-height spaces were intentionally emphasized. “Densification in Dhaka has become an undeniable reality, and so is our hectic way of life. All our projects aim to give occupants spaces where they can breathe a sigh of relief and grow together as a family and community.” The spatial strategy creates a sense of openness while maintaining intimacy and privacy for residents.
Privacy was carefully balanced with openness in this high-end residential setting. Tropical responsiveness in the design ensures natural ventilation and daylight control while positioning private spaces efficiently within the layout.

Landscaping plays a key role throughout the project. Greenery is integrated at multiple levels, creating visual relief and contributing to the well-being of residents. Part of the landscape faces the street, providing a visual gift to the city and reinforcing Mahbub Plus’s presence as a thoughtful urban addition.
Mahbub Plus includes modern facilities such as rooftop landscaping, water treatment systems, and VRF (Variable Refrigerant Flow) systems. Smart technologies and energy optimization systems support efficient building management. IoT-based monitoring, centralized automation, energy-efficient HVAC, and daylight-responsive lighting systems are integrated to enhance luxury living while reducing energy waste.
The design-build synergy between Volumezero Ltd. and Spacezero Ltd. ensures a seamless relationship between structure and form. Large spans and double-height spaces are executed without compromise, reflecting the combined expertise of the design and development teams.
Constructing a residential project in North Gulshan came with challenges due to the diplomatically sensitive and high-end neighborhood. The team adhered to local and USGBC-standardized construction rules, maintaining professional relationships with neighbors and ensuring minimal disturbance. The project also faced external challenges such as the Covid-19 pandemic and the July Uprising, yet it was successfully completed and handed over on time.
