Shanta Aura
“The greatest luxury is not just a space. It is the ability to live with nature every single day.”
In the heart of North Gulshan, beside the lush greenery of Shahabuddin Park, stands Shanta Aura, an ultra-luxury residential development by Shanta Holdings Limited. Aura stands on a 35-katha, north-west-facing site along a 52-foot-wide road. Designed by Nahas Ahmed Khalil, Principal Architect, with Reza Hassan, Architect Partner, Aura was designed under the ARC and Neermana Consortium. The fourteen-storey development is home to 45 exclusive apartments, supported by two basement levels accommodating around ninety vehicles.

More than a premium address, Shanta Aura reflects a shared vision between the developer and architect, one that places nature, comfort, and everyday living at the centre of design.

The story of Aura begins with the park. During the earliest stages of design, the architects realised that the greatest strength of the site was the landscape beside it. Instead of allowing the building to become another object within the city, they chose to make the park an extension of everyday living.

Each of the four apartments on every floor was carefully positioned so residents could enjoy uninterrupted views of the greenery. Large floor-to-ceiling glass openings blur the line between indoors and outdoors, allowing daylight, changing seasons, and the movement of trees to become part of daily life. Every sunrise, every afternoon breeze, and every shifting shadow finds its way into the home.

The architecture itself speaks softly. Clean lines, balanced proportions, and carefully detailed façades replace unnecessary ornamentation. Deep balconies provide shade during long summer afternoons while naturally reducing heat gain. More importantly, they become quiet viewing platforms where the city slowly disappears behind the canopy of trees.

One of the most thoughtful aspects of Aura is how the apartments are organised. The architects divided each home into two clear zones: one for gathering and another for retreat. Family spaces remain open and connected to the landscape, while private areas offer calm and comfort away from the more active parts of the home.

A thoughtfully designed staggered layout strengthens this experience. The zigzag arrangement of balconies is more than a visual feature. It allows fresh southern breezes to travel naturally through the apartments before reaching the northern living spaces overlooking the park. At the same time, carefully placed fins frame the views while preserving privacy between neighbouring residences. Even the generous double-height balconies retain uninterrupted views of both the open sky and the surrounding greenery without sacrificing comfort.

Creating this seemingly effortless composition required remarkable technical precision. Long cantilever projections extending up to fifteen feet, carefully coordinated plumbing systems, and detailed structural planning allowed the architects to achieve the desired openness while maintaining stability and performance.

Arrival at Aura is equally considered. A grand double-height entrance welcomes residents into an elegant reception and waiting lounge where generous volumes, natural light, indoor greenery, and carefully composed water features create an atmosphere of quiet sophistication.

Premium double-glazed windows reduce external noise while improving thermal performance, creating interiors that remain peaceful despite the surrounding city.

The rooftop continues the same architectural narrative. Instead of becoming a collection of facilities, it becomes another place to experience the landscape. An infinity swimming pool stretches towards the park, while an outdoor jacuzzi, steam room, fitness centre, BBQ terrace, outdoor seating, and intimate gathering spaces invite residents to slow down and enjoy the changing colours of the sky.

Shanta Holdings embraced this vision from the beginning. The collaboration between developer and architect was built on a shared understanding that the project’s greatest luxury would never be its finishes or amenities alone, but the everyday experience of living beside one of Gulshan’s largest green spaces.
Aura is ultimately a celebration of thoughtful living. It brings together architecture, engineering, and nature with remarkable restraint, proving that true luxury is not created through excess but through careful attention to light, air, landscape, and everyday experience.
